Membership & Pricing
What's included in each plan?
The Basic Explorer plan gives you access to all publicly listed properties, saved searches, email alerts, and monthly market reports. The Premium Connoisseur plan adds off-market listings, instant push alerts, unlimited enquiries, and a dedicated property advisor.
Can I switch plans at any time?
Yes. You can upgrade to Connoisseur instantly. Downgrading takes effect at your next renewal date.
Is there a free trial?
Yes — the Premium Connoisseur plan includes a 14-day free trial. No charge until the trial ends, and you can cancel at any time.
How do I cancel my subscription?
You can cancel at any time from your account settings. Your access continues until the end of the current billing period.
Do you offer annual billing?
Yes — annual billing saves you 20% compared to monthly. You can toggle between monthly and annual on the pricing page.
Properties & Listings
What counts as an off-market listing?
Properties shared directly with us by agents before public portal release — typically 2–4 weeks ahead of Rightmove, Idealista, or Immobilienscout. These are exclusive to Premium members.
How often are new listings added?
We add new properties every Saturday morning. Premium members also receive mid-week updates for off-market opportunities.
Which countries does European Cribs cover?
Currently: Portugal, Spain, France, Italy, Germany, Austria, Switzerland, and the Netherlands. We're expanding to Greece and Croatia in 2025.
Can I contact agents directly?
Yes. All listings link directly to the agent's contact details. Basic members can send up to 5 enquiries per month; Premium members have unlimited direct contact.
Buying Abroad
Is European Cribs a real estate agency?
No. We are a curated property intelligence platform. We connect buyers with agents and properties — we do not represent sellers or take commissions on transactions.
Do you provide legal or financial advice?
Our advisors provide general guidance on the buying process, legal structures, and tax implications per country — but we always recommend consulting a local notary or tax advisor for your specific situation.
Can non-EU citizens buy property in Europe?
Yes — in most European countries, non-EU citizens can purchase property. The rules vary by country. Our market guides explain the process for each country we cover.
