European Cribs is a curated property discovery platform operated by Richard Levin ("we", "us", "our"). We provide a membership-based service connecting property seekers with curated listings across Europe.

Important: European Cribs is not a real estate agency. We do not act as an agent, broker, or representative for any property. All listings are sourced from third-party agents and developers.

2. Acceptance of Terms

By accessing or using European Cribs, you agree to be bound by these Terms of Service. If you do not agree, please do not use our service.

3. Membership & Payments

We offer two membership tiers: Explorer (Basic) and Connoisseur (Premium). By subscribing, you agree to the following:

• Membership fees are charged monthly or annually as selected
• Subscriptions renew automatically unless cancelled
• You may cancel at any time; access continues until the end of the billing period
• Refunds are available within 14 days of the initial purchase (cooling-off period under EU law)
• All prices are in Euros and include applicable VAT

4. Use of the Service

You agree to use European Cribs only for lawful purposes and in accordance with these terms. You must not:

• Use the service for commercial property marketing without our consent
• Scrape, copy, or redistribute our curated content
• Share your account credentials with third parties
• Attempt to circumvent any access restrictions or security measures

5. Disclaimer of Liability

Property listings on European Cribs are provided for informational purposes only. We make no representations or warranties regarding:

• The accuracy, completeness, or availability of any listing
• The legal status, ownership, or condition of any property
• The suitability of any property for any particular purpose

6. Intellectual Property

7. Governing Law

These terms are governed by German law. Any disputes shall be subject to the jurisdiction of the courts of Berlin, Germany.
