This article is based on a snapshot of the European Cribs catalogue taken on 6 October 2026: asking prices for homes for sale in Italy, not official market statistics. At that date the catalogue listed 480 homes in Italy, offering a cross-section of what is currently on offer rather than a measure of the market as a whole.
What the catalogue prices show
Across all 480 Italian listings, the median asking price was 580,000 euros, for a median size of 130 square metres. That works out, in the catalogue's own figures, to a median price per square metre of 4,970 euros. Prices spread widely: a lower quartile of 260,000 euros and an upper quartile of 1,220,000 euros, meaning a quarter of listings asked less than 260,000 euros and a quarter asked more than 1,220,000 euros.
At the lower end, 63 listings, 13 percent of the catalogue, were priced under 100,000 euros on the day of the snapshot.
Where the listings are concentrated
The catalogue's Italian listings are not spread evenly. Six places account for a large share of what is on offer:

Milano has the most listings in the catalogue, 120, with a median asking price of 1,120,000 euros. Bologna and Torino both show the lowest median asking price among this group, 450,000 euros, well below Milano, Roma and Firenze.
Types of home on offer
Of the 480 listings, 373 are apartments, 61 are chalets, 24 are duplexes and 21 are penthouses. Apartments make up the bulk of what is catalogued in Italy, with chalets, duplexes and penthouses forming smaller groups.
What different budgets buy
- At 100,000 euros, the catalogue holds 45 listings, with a typical size of 120 square metres and 4 bedrooms.
- At 250,000 euros, there are 35 listings, typically 83 square metres with 3 bedrooms.
- At 500,000 euros, there are 70 listings, typically 110 square metres with 3 bedrooms.
Typical size does not rise steadily with budget: the 100,000-euro tier includes larger properties, on average, than the 250,000-euro tier. Worth keeping in mind when comparing listings by price alone, since two homes at different budgets can differ more in location and condition than in size.
What to check before deciding
When comparing catalogue listings against each other, look beyond the asking price to the size and location figures above. A home priced near the median of 580,000 euros could sit in a place such as Napoli, where the local median is 538,000 euros, or well below the median for Milano, where it is 1,120,000 euros, depending on exactly where it sits. At a viewing, ask about the size in square metres, the number of bedrooms and the place listed, and weigh these consistently rather than relying on price alone. The catalogue's own spread, from a lower quartile of 260,000 euros to an upper quartile of 1,220,000 euros, shows how much that can vary within a single price bracket.
