The figures below describe the 450 homes for sale in Portugal that were listed in the European Cribs catalogue on 14 October 2026, shown at their asking prices. This is a snapshot of our own stock on that date, not an official market statistic, and it will shift as listings are added or withdrawn.

What a typical listing costs

Across the catalogue, the median asking price is 572,000 euros, which works out to a median of 4,890 euros per square metre. The median size of a listed home is 136 square metres. Prices are spread wide: the lower quartile sits at 114,000 euros and the upper quartile at 1,195,000 euros, meaning a quarter of listings ask less than the first figure and a quarter ask more than the second. At the affordable end, 98 listings - 22 per cent of the catalogue - are priced under 100,000 euros, so there is choice below the median as well as above it.

Where the listings are concentrated

Six places account for the largest numbers of listings in the catalogue, and their median prices differ considerably from one another.

PlaceListingsMedian asking price
Aldoar - Foz do Douro - Nevogilde501,490,000 euros
Cedofeita - Santo Ildefonso - Sé - Miragaia - São Nicolau - Vitória33435,000 euros
Santo António261,685,000 euros
Porto26674,000 euros
Lordelo do Ouro e Massarelos25950,000 euros
Estrela181,488,000 euros

The spread in the table is worth sitting with before comparing areas on name alone. Cedofeita - Santo Ildefonso - Sé - Miragaia - São Nicolau - Vitória has a median of 435,000 euros, well under the catalogue median of 572,000 euros, while Santo António and Aldoar - Foz do Douro - Nevogilde sit well above it, at 1,685,000 euros and 1,490,000 euros respectively. Porto itself, recorded separately from these named neighbourhoods, has 26 listings with a median of 674,000 euros. On a viewing, it is worth checking how a listing's own price per square metre compares with the median for its place, rather than relying on the place name as a proxy for value.

Apartments and chalets dominate the catalogue

Of the 450 listings, 230 are apartments and 155 are chalets, together making up most of the stock. The remaining listings split evenly between countryhouses and duplexes, with 19 of each. Buyers set on a particular property type should expect that choice to narrow the field considerably once combined with a preferred place and budget, so it is worth checking early in a search how many listings actually match all three criteria at once.

What different budgets buy

At a budget of 100,000 euros, 59 listings in the catalogue fall within range, with a typical size of 117 square metres and 3 typical bedrooms. At 250,000 euros, there are 23 listings in range, typically 48 square metres with 2 bedrooms. At 500,000 euros, 54 listings are in range, typically 90 square metres with 2 bedrooms.

The typical size does not rise steadily with budget: the 250,000-euro band shows a smaller typical property, with fewer bedrooms, than the 100,000-euro band. That is a useful reminder to check the size and room count of each individual listing rather than assume a higher budget automatically buys more space. Taken together with the median price per square metre of 4,890 euros, these budget bands give a starting point for judging whether a particular listing's size and price fit the wider pattern in the catalogue, or sit apart from it.
