On 27 October 2026, the European Cribs catalogue listed 623 homes for sale in France. The figures that follow describe only these listings and their asking prices on that date. They are not official market statistics, and they say nothing about completed sales, taxes or the wider French housing stock — only about what is currently offered in our catalogue.
What a typical listing costs
The median asking price across the 623 listings is 356,000 euros. The median size is 81 square metres, which puts the median price per square metre at 4,720 euros. Half of the catalogue falls between the lower quartile of 200,000 euros and the upper quartile of 580,000 euros, so a buyer with a budget inside that range is looking at a fairly ordinary listing rather than an outlier at either end. At the more affordable end, 53 listings — 9 per cent of the catalogue — are priced under 100,000 euros.
Where the listings are
The catalogue is concentrated in a handful of places. Nice has the most listings, 95, with a median asking price of 500,000 euros. Cannes follows with 71 listings at a median of 439,000 euros, and Bordeaux with 64 listings at a median of 337,000 euros. Further from the coast, Cahors and Limoges each list 48 homes, at median prices of 124,000 euros and 119,000 euros — well under the catalogue-wide median of 356,000 euros. Rodez has 26 listings at a median of 170,000 euros. The gap between the Riviera towns and the others is worth sitting with before fixing on a region: the same budget stretches very differently depending on where in this list it is spent.
| Place | Listings | Median asking price |
|---|---|---|
| Nice | 95 | 500,000 euros |
| Cannes | 71 | 439,000 euros |
| Bordeaux | 64 | 337,000 euros |
| Cahors | 48 | 124,000 euros |
| Limoges | 48 | 119,000 euros |
| Rodez | 26 | 170,000 euros |
What different budgets buy
Looking at the catalogue by budget rather than by place gives a clearer sense of what money buys. Around a budget of 100,000 euros, there are 62 listings, with a typical size of 78 square metres and typically 2 bedrooms. Around 250,000 euros, there are 101 listings, typically 62 square metres with 2 bedrooms — smaller than the lower budget band, which is a reminder that size and price do not move together in a simple line across a catalogue this varied by location. Around 500,000 euros, there are 121 listings, typically 90 square metres with 2 bedrooms. The typical bedroom count stays at 2 across all three budget bands, so extra budget here buys more square metres and a different location rather than an extra room.
Apartments and houses
Of the 623 listings, 426 are apartments and 197 are houses. Anyone set on a garden or outbuildings should expect the available choice to be narrower than for an apartment in the same budget band, simply because houses make up a smaller share of what is currently listed.
What to check on a viewing
- Ask for the exact size in square metres and compare it with the catalogue's median of 81 square metres and the price-per-square-metre figure of 4,720 euros, rather than judging a listing on price alone.
- Where a listing sits well below the local median — as many in Cahors and Limoges do against the catalogue median of 356,000 euros — ask why, rather than assuming it is simply good value.
- Compare the number of bedrooms against the size: at every budget band in this catalogue, from 100,000 to 500,000 euros, the typical listing has 2 bedrooms, so extra budget is going mainly on space and location rather than an extra room.
- If choosing between a coastal town such as Nice or Cannes and an inland one such as Cahors, Limoges or Rodez, treat the price difference shown here as the starting point for a conversation with the seller or agent, not the end of it.
