The figures below describe the listings for Greece that were live in the European Cribs catalogue on 3 November 2026, each one shown at its advertised asking price rather than any final sale figure. They are a snapshot of what was on our books on that date, not an official market statistic, and they cover a single property type: houses. Anyone looking at them later, or comparing them with a different catalogue or a different date, should expect the numbers to have moved, since a catalogue of this kind changes as listings are added and removed.

The catalogue at a glance

On 3 November 2026, the catalogue held 273 listings for Greece. The median asking price across all of them was 219,000 euros, and the median price per square metre was 2,840 euros. The median size of a listed home was 81 square metres. Spread matters as much as the median: a quarter of listings were priced at 145,000 euros or below, and a quarter were priced at 360,000 euros or above, leaving a wide middle band between those two points for everything else. At the lower end of the catalogue, 27 listings, or 10 per cent of the total, were asking under 100,000 euros. A buyer working to a fixed budget should treat the median as a midpoint rather than a target, and check where their own number sits against the lower and upper quartiles before assuming it is typical or unusual.

Where the listings are

The catalogue's Greek listings are not spread evenly across the country. Six places account for most of them, and the asking prices in each differ enough that the place matters as much as the budget.

PlaceListingsMedian asking price
Athens67265,000 euros
Chania39370,000 euros
Thessaloniki38175,000 euros
Kentro Thessaloniki20162,000 euros
Toumpa12154,000 euros
Kalamaria9220,000 euros

Athens has the most listings in the catalogue, 67, with a median asking price of 265,000 euros. Chania has fewer listings, 39, but the highest median among these six places, 370,000 euros. Thessaloniki, with 38 listings and a median of 175,000 euros, sits well below both. Within Thessaloniki, the catalogue also breaks listings out by district: Kentro Thessaloniki has 20 listings at a median of 162,000 euros, Toumpa has 12 listings at 154,000 euros, and Kalamaria has 9 listings at 220,000 euros. Comparing a city-wide figure against a district figure is worth doing before settling on an area.

What a budget buys

The catalogue also shows what size and layout a given budget tends to buy, based on the listings that were actually asking that much on 3 November 2026.

Moving from a 100,000 euro budget to a 250,000 euro budget increases the typical size from 50 square metres to 82 square metres, and adds a bedroom. Moving on to 500,000 euros increases the typical size further, to 122 square metres, while the typical bedroom count stays at two, which suggests the extra budget at that level goes into larger rooms and other space rather than an additional bedroom.

What to check on a viewing

With a catalogue this size, two listings at the same asking price can differ a great deal in what they actually offer, so it is worth checking a few things against the figures above. Divide the asking price by the size in square metres and compare the result with the catalogue's median price per square metre of 2,840 euros, to see whether a particular listing sits above or below the broader catalogue. Check where the size sits relative to the median of 81 square metres, and where the bedroom count sits relative to the typical layouts at each budget shown above. In a city such as Thessaloniki, check which district a listing falls under, since the median price differs considerably between the city-wide figure and a named district such as Kentro Thessaloniki, Toumpa or Kalamaria. None of this replaces an inspection of the property itself, but it gives a buyer a consistent yardstick for comparing one listing in the catalogue against another.
